  • All of our managed properties are GAS SAFE certificated, and inspected for electrical safety, and furniture fire safety
  • Occupation Contract deposits will be treated in accordance with the Deposit Protection regulations

 

 

Guide for Contract-Holders

 

 

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. You can register on this website so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the more popular properties are viewed and reserved quickly.

 

Viewings

We will ask you to provide some information about yourself and your requirements/situation and you can raise any queries with us before booking a viewing.

 

Reserving the property

Once you have decided on a property, you will need to complete our application form. A holding deposit will be requested. This will reserve/hold the property for you and consists of the sum equal to 1 weeks rent

Please note that this will be withheld if any relevant person (including any guarantor(s)) withdraw from the occupation contract, provide materially significant false or misleading information or fail to sign their occupation contract (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Contract as mutually agreed in writing).

Should the Contract-holder(s) withdraw or fail referencing due to non-disclosure and/or falsified references this fee will not be returned. It can, with your agreement, be used as a contribution towards your first months rent or Occupation Deposit if the Occupation Contract proceeds to move in/completion.

 

References

As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We use the services of an independent referencing company to obtain and evaluate these references.

 

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The Contract-holder(s) is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.

 

Deposit

A security deposit bond of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your Occupation Contract. Please note that under no circumstances can the deposit be used by the Contract-holder(s) to cover rent.

 

Other fees that may be incurred during your Occupation Contract

 

Default fee for late payment of rent

Chargeable from 14 days arrears, calculated on the interest at 3% above Bank of England base rate, on the late payment of rent for each day that the payment is outstanding.

 

Lost Key

Contract-holders are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys are the tenant's liability

 

Loss of Security Device

Contract-holder(s) are liable to the actual cost of replacing the security device (e.g. Fob, electronic device for garage doors/security gates)

 

Avoidable or purposeful damage to the property

Contract-holders are liable for the actual cost of remedying any damage incurred (as detailed in a contractor's invoice)

 

Early termination

Should the Contract-holder(s) wish to leave their contract early with the landlord's agreement, the Contract-holder(s) shall be liable to the landlords' costs in re-letting the property, as well as rent due under the Occupation contract, until the start date of the replacement Occupation contract

Contents

Up to your selected sum insured for damage to your household furniture, equipment, furnishings, clothing and personal possessions whilst in your home (excludes business equipment).

 

Landlord's Contents

For accidental damage to your landlord's contents, fixtures & fittings for which you are responsible.

 

Personal Possessions

Up to your selected sum insured for loss or accidental damage to your clothing, watches, jewellery, spectacles, other valuables (excluding mobile telephones) and pedal cycles whilst away from your home anywhere in the UK or whilst temporarily elsewhere in the world. Theft from unattended vehicles must be from a locked boot.
